In such a competitive selling market, buyers often wish to submit a letter to the seller to share a bit about themselves in hopes of strengthening their offer’s appeal. It is true, we hear stories about how a seller accepted an offer for less money because they wanted their property to go to a certain type of buyer.
SELLERS BEWARE! As benign as this sounds, it is very easy to discriminate against a protected class, either willfully or unknowingly! Even if a seller didn’t discriminate, a buyer who believes they were discriminated against could bring a lawsuit against the seller and their agent.
As tempting as the “love letter” is to write and receive, we must all be mindful of unintended actions and consequences. Real estate practice is always evolving and this is just one example of changing with the times. 🙂
